Living in London
Looking for a place to live in London can feel overwhelming – especially if you’re new to the city. But don’t worry. With some guidance and planning, you can find a great home.
We can’t find a house or flat for you, but we’re here to help. We can give you support, advice and useful information to make your search easier.
Before you start your search
Before you start searching, read these guides:

When to start looking
Most landlords in London don’t advertise their flats far in advance. Finding a place to live can take over a month.
We recommend starting your search in late July or August. This is especially important if your course starts in September.
Renting costs
Budgeting
London rents can be expensive. Before you start looking, work out how much you can afford to spend each month.

Bills
There are extra costs you’ll need to plan for. Don't forget to budget for essentials like:
- utility bills (water, gas, electricity)
- TV licence – you need a TV licence if you watch or stream online TV on any device
- contents insurance
- internet and phone.
How to find accommodation
You have some good options for finding private accommodation.
Use trusted websites
Start with University of London Housing Services (ULHS) property platform (opens in new tab).
It lists flats, houses and rooms advertised for students. You can search by proximity to your UAL College. They're all approved landlords and agents.
Private student halls
Private companies manage these properties. You can search for available options on the ULHS Property Platform (opens in new tab).
Before booking, always read the:
- terms and conditions
- cancellation policy.
Check student Facebook groups
Arts Students’ Union (opens in new tab) and ULHS (opens in new tab) manage Facebook groups where students post room offers.
Use a lettings agent
If you use lettings agent, check that they:
- are a member of a Redress Scheme (opens in new tab)
- have Client Money Protection (opens in new tab)
- are a part of a professional body like Propertymark (opens in new tab).
Avoid rental issues
View the property in person
Always try to view the property before paying or signing anything.
If a live video viewing is the only option, make sure the landlord or agent is trustworthy.
Use a viewing checklist
Get your contract checked
Before signing your tenancy agreement, ask our Private Accommodation Advisor or ULHS to check this. They’ll make sure it’s fair and legal.
Accommodation contracts can’t be cancelled. They are not the same as booking a hotel. You will live there more than a few weeks, so it needs to meet your standards.
Make sure your deposit is protected
Your landlord must protect your deposit in a Tenancy Deposit Protection (TDP) scheme.
Ask for proof – it’s the law.
Short term accommodation

Do not agree to any contracts online or pay any money without seeing the property first.
